Why not invest in Florida?


Above is a map of the city of Orlando. The pink houses show foreclosures. There is a significant portion of the homes in Orlando are under foreclosure. There are estimates that banks are holding off on foreclosing on numerous other homes (in the 6 digits).
The concerns for many investors is the economy in Orlando.

  1. The safest way to go with a Florida real estate investment is a vacation rental home. The market for this type of housing is not driven by our economy but that of the rest of the world as those are the buyers for this particular part of the market. It's a niche that has been thriving even in a recession.

    Just a couple questions that my clients have often:

    1 - What is the vacancy rate on vacation homes? What is the rent per week on vacation homes?

    2 - Do you have any brokers that will finance Canadian purchasers in Florida?
